Mortgage Sweep Strategy

A mortgage sweep connects money coming in with the debt already costing you interest.

The “sweep” is the operating system behind many cash-flow mortgage strategies: income moves against the home-loan balance, then normal spending draws from the available line as needed.

✓ Income can sweep against principal✓ Normal spending can still occur✓ Daily balance can be reduced sooner✓ Account design varies by program
Traditional setup

Your checking balance and mortgage balance usually live separate lives.

You may have $20,000 moving through a checking account while simultaneously owing hundreds of thousands on a mortgage. The mortgage does not care that the cash exists elsewhere.

A sweep structure tries to remove that separation by letting transaction-account cash reduce the home-loan balance while it is not being spent.

The cash-flow loop

Income in. Balance down. Expenses out. Repeat.

01
Deposit arrives.

Payroll or other income is directed into the connected structure.

02
Outstanding principal falls.

The line balance is lower while the deposit remains applied.

03
Bills are paid.

Expenses increase the line balance again.

04
Surplus remains.

Positive cash flow can keep reducing debt from month to month.

Avoid the hype

A sweep does not turn negative cash flow into positive cash flow.

The structure can improve the timing and use of existing cash, but it cannot compensate for continuously spending more than you earn.

That is why the first question should be whether the household has a sustainable surplus—not whether the word “sweep” sounds sophisticated.

Frequently asked questions

Questions borrowers usually ask next.

Is a sweep account a separate bank account?

It depends on the lender. Some structures integrate transactional features while others use a linked account and automated sweep process.

Does all my money become unavailable?

No. The purpose of the revolving line is to preserve access to available credit, subject to the agreement.

Is this the same as velocity banking?

There is overlap in the idea of using a line of credit and cash flow against debt, but first-lien HELOC programs have specific legal, underwriting, rate, and account structures that should be evaluated directly.
